GUIDELINE NO. 3 - ANTENNAS AND SATELLITE DISHES

An Exterior Alteration application must be submitted for:

1. All satellite dish antennas that are more than one meter in diameter;

2. All satellite dish antennas (regardless of size) that are mounted on a pole exceeding 12 feet in height; and

3. All television broadcast service antennas exceeding 12 feet in height.

The following factors will be considered in evaluating such an application: size, visibility from adjoining properties and from the street, and screening.

An Exterior Alteration Application is NOT required for satellite dish antennas that are one meter (39 inches) or less in diameter and television broadcast service antennas which are 12 feet or less in height provided that the following criteria are met:

1. The antenna is installed in the least visible location on the lot that will not substantially degrade reception. In keeping with the Columbia Concept, the antenna should be placed so as to blend in with the surroundings. Possible locations include rear deck floor, rear section of the roof, adjacent to chimneys, and rear yards.

2. Where a dish is installed on the ground, screening is added to the extent that such screening does not substantially degrade reception. The purpose of such screening is to shield the dish from view of other properties. Screening with landscaping and/or fencing is recommended. (An application is required for the screening. Please refer to Guideline No. 39 for relevant criteria.)

3. Cables and wires associated with the installation of a dish must be secure and placed in the least visible locations.

Application Requirements:

The application must include a site (plat) plan and elevation drawings showing the relation of the antenna or satellite dish to the existing structure. It must also show the exact location and a complete description and/or a manufacturer's drawing or photograph of the proposed antenna/satellite dish including total height, width, color, etc. A description of all screening materials must also be included on the site (plat) plan (see Guideline No. 39 - Screening). All antenna and satellite dish applications will be reviewed on a case by case basis.
